Plumbing Repairs

Check For Emergency and Scheduled Water Shut Offs Here

The next scheduled water shut off day will be June 18th (3rd Wednesday of the month). You must have already been added to the water shut off schedule prior to this date for onsite staffing purposes.   


Please contact the office if you would like to be added to the water shut off schedule for that day.


Do not attempt plumbing repairs if you are not confirmed and approved on the shut off schedule, as this could result in flooding to you or adjacent units. 


If you notice your unit does not have water, you will want to refer to this page/section to check for an emergency or scheduled water shut off.

Community Scheduled Water Shut-Off Every 3rd Wednesday of Each Month

  1. DO NOT ATTEMPT PLUMBING CHANGES OR REPAIRS ON OTHER DAYS-THIS WILL RESULT IN A FINE


• Owners MUST notify manager of any scheduled plumbing repairs. Utilize the owner portal communication or reach out to manager@aixlacondo.com

If no repairs have been scheduled with the office on the scheduled water shut off day, the water will not be turned off.

• Repairs should begin promptly at 10 am and completed as soon as possible.

• Plumber must contact the office the morning of the repairs to confirm plumbing repairs will be started promptly at 10 am, and must call again to confirm when repairs are complete, so that the water can be turned back on as soon as possible (not to exceed 3 hours). 

NOTE: After management turns off the main valves, it may take anywhere from several minutes to over 60 minutes for the water to fully drain. Do not begin any plumbing work until the pipes have completely emptied. Stay in communication with management throughout this period as necessary.  Any plumbing work to your individual unit must be completed by a licensed/insured plumber. 


DO NOT ATTEMPT TO TRY TO MAKE REPAIRS WITHOUT NOTIFIYING AND SCHEDULING WITH MANAGEMENT ON THE WATER SHUT OFF DAY.   IF YOUR BUILDING WILL BE SHUT OFF FOR NEIGHBORING UNIT REPAIRS, AND YOU TRY TO MAKE UNSCHEDULED REPAIRS, THIS MAY RESULT IN A FLOOD TO YOURS AND OTHER UNITS, IF MANAGEMENT IS NOT AWARE THAT YOU ARE DOING PLUMBING REPAIRS WHEN THE WATER SYSTEM IS TURNED BACK ON.


 Minimum 3 days advance notice requested:

• Unit Number

• Description of Work

• Owner or Renter's Name

• Contact Information of Renter or Owner

• Contact information of licensed plumber performing the work

• Estimated Time of Work (not to exceed 3 hours)

Management will then review to approve.  You will be notified when approval is received, and you have been added to the schedule.


Why do you need to schedule a water shut off for even a simple plumbing repair?  

•. The valves in your unit may not work properly and could cause leaks or major water damage to your unit or the adjacent units. 

• Any water damage from owner plumbing repairs is owner responsibility. 


RECOMMENDATION- Replacing individual condo unit water supply line shut off valves in your condo unit is highly recommended to minimize future water shut offs for your individual plumbing repairs.

IMPORTANT-PLEASE READ

In emergency water leak situations, every effort will be made by management to notify owners within the affected buildings, however this is not always possible due to urgency.  


We strive to notify as many residents as possible, but most importantly, those that will be involved in the repair directly.  


We do not provide specific information about the need for the shut off, except to the owners directly involved in the plumbing repair process.  


 In the event that you experience no water in your unit, and did not receive a notification of water shut off, know that management is actively partnering with a licensed plumber to address a plumbing emergency or scheduled water shut off within your building area.  

WATER LEAK INFORMATION FOR Residents

Water Leak Procedure

In the event you notice water leaking from or into your unit, please follow the steps below:

  • Call your preferred emergency plumber immediately-note that management does not service plumbing emergencies to individual units, you must utilize a licensed, qualified plumber
  • Contact adjacent neighbors immediately to make them aware
  • Contain leaking water (buckets, towels, etc.) as best as possible to stop more damage to personal or other units


Once the water leak has been stopped, please follow the steps below:

  • Contact your personal condominium insurance agent for claim/repair procedures
  • Email management with details of the incident and contact information of the plumber used for the incident
  • In the event your leak causes damage to another unit, please exchange contact/insurance information for all affected owners to contact their personal insurance agent


It is the responsibility of the owner to ensure any plumbing repair is completed and appropriate cleanup is facilitated.  Management does not provide unit cleanup or plumbing services to personal units.
