As of June 2023 the owner/volunteer effort to redirect the pigeon population has been successful, showing a 51 percent decrease in the population (using only humane methods and deterrents). Note that only the management approved, highest grade, bird netting was permitted temporarily on specific balconies, for the purpose of redirecting the birds.
This volunteer program is in its final phase (started in 2020). Upon completion of the program, the balcony nets must be removed, in keeping with the governing documents for balcony restrictions on hanging nets, curtains, sun shades etc.
The link below (find out more) is a helpful site for ways you can deter nesting behaviors on your balcony with daily sweeping, removing new eggs, and keeping all clutter off of your balcony.
We always strive to address wildlife in a humane manner at Aix La Chapelle. Owners should not attempt to use any wildlife control methods (including nets) that are not approved by management.
Animal cruelty is not tolerated in the community and will be reported to the authorities.
• Mattresses are not allowed in or near our dumpsters. Please ensure that you dispose of them off-site (landfill). Delivery drivers to your home with replacement mattresses, must be instructed the same. Fines will be imposed to homeowners for violations.
• If you notice the garbage is overloaded, please find other containers throughout the community
• Please crush all boxes for the recycling container
• Hours of use are 8 am - 9:00 pm
• Laundry Room is strictly for the use of residents and personal clothing. Violators will be fined
• Average washing machine time 35 minutes - Average dryer time 45 minutes
• Please remove your laundry when cycle completes or it may be removed to allow other residents machine access
• Please empty dryer lint screen when finished - Please clean up spills and leave laundry room neat
• Aix La Chapelle is not responsible for items left unattended
• If you see anything that needs attention please submit a service request through the online portal

If you experience any issues with the washer/dryers in the laundry areas, please submit a service request to Evan's Coin Laundry from whom the machines are leased. This can be done through their pay app or via their phone number, which is posted in the laundry room.
Please note the machines are a under a lease agreement and are serviced exclusively through the vendor. This agreement is regularly reviewed for the best interest of the community.
Reminder: Washers and dryers are strictly prohibited in individual units for many reasons, primarily plumbing and electrical infrastructure capacity
• All satellite dishes must be approved by the manager. Go to Download tab to download Satellite Dish Installation Form.
• Community quiet hours are 10 pm-8 am. Every effort must be made to schedule contracted work during normal business hours. In the event any contracted work cannot be scheduled during normal business hours (8 am-5 pm Monday-Friday), you must coordinate/notify the neighbors in your building so that everyone is aware and can plan accordingly.
• In an effort to keep our courtyards beautiful and safe for walking, please refrain from bicycling, skate boarding, scooters, lawn games and the like. Please keep pets on walkways. No unauthorized planting of any kind in the courtyards.
• It is recommended that condo occupants install natural gas and smoke detectors and check the batteries every 6 months.
• Heavy snow storms and winds have potential to cause power outages to some or all of our buildings. In case of a power outage, please direct all calls to Rocky Mountain Power 888-221-7070.
• No posting of any signs in community.
• Aix La Chapelle is not responsible for unauthorized items left unattended in common areas and items may be discarded without notice.
• All storage lockers are assigned by management. Any unclaimed storage locker is subject to reassignment. Do not attempt to remove any locks that are not yours for any reason, as this is a violation of procedure. If you have a question about your assigned locker or if there is a lock already in place, please contact management through the online portal.
• Mailbox replacement lock and keys cost $35 and are owner responsibility. Please call office to arrange.
• You may experience less than optimal hot water temperature during peak water usage times. This is due to our unique plumbing system and it is not unexpected (ca 1964) there is no need to contact the office as it will adjust.
• No yard 'Garage' Sales/'Estate Sales' or similar, shall be permitted on the Aix La Chapelle premises.

• Bikes shall be parked in bike rack areas only.
• No additional reserved parking or storage lockers are available for purchase, rent, lease or otherwise. Owners are assigned a maximum of one reserved parking spot per condo unit and most units are assigned one storage locker.
Please be aware of the rules below, as violations are subject to fines and may result in loss of pool privileges.

No more than 2 guests per unit
Ages under 18 years must be accompanied by an adult

Note: the pools are for all community members and are not for private parties or gatherings.

No washers or dryers can be installed in individual units and are not permitted inside individual units. This is a violation to the CCRs and fines will be given to owners.
Due to the infrastructure of our plumbing, electrical, and gas system- washer/dryer units compromise our main infrastructure and put the community at risk for a variety of problems. No requests for exceptions will be considered.
No unit owner shall do any work or make any alterations or changes which would jeopardize the soundness or safety of the property, reduce its value or impair any easement or hereditament, without the unanimous written consent from the Board of Directors or Management.
Work cannot be performed in the courtyard, entryways or any common areas.
Any replacement of the unit number on your condo door, must be limited to your unit door and not placed on the common area walls or any other area.
Cleaning of any debris caused by the construction to the common areas, must be cleaned up immediately after construction, daily.

No lodging or short term rentals like 'air bnb' or similar businesses, as per our CCRs and governing documents. Aix La Chapelle is an owner occupied community and only units that were previously grandfathered in for renter eligibility, are eligible to rent their unit for long term agreements only.
Change of ownership to a unit that was previously grandfathered into rental eligibility, removes the grandfather rental exception and must be owner occupied from that time on once the ownership is changed.
Aix La Chapelle's online portal provides owners with more effective communication with the community association manager to better service our community needs in a timely, efficient, documentable manner.
Owners must utilize our online portal for all service requests and communication.
Owners must submit renter communication on their behalf (for those units that were grandfathered into the rental exception), as the Association does not manage renters. Association management is specific to owners for the association as a whole. This is different than a property manager as you would find in a typical rental situation.
Once a Service Request or reportable item has been submitted to management, it will be prioritized according to the time-frame determined to best meet all needs. There is no need to follow up once an item has been reported.

Note: Aix La Chapelle management does not contract with a security agency, so please take all standard safety and security measures for yourself, your home, and your belongings (lock your door, do not leave valuables in vehicles, etc...) Due to the nature of community living, there are rare occasions when homeowner contact information must be shared with another resident if any issues arise (leak, emergency, etc...)
