Shared/common EXPENSES

What do my monthly fees pay for?

• All cold water, hot water, and sewer expenses.

• Soft water.

• Natural gas for all units (range, oven and/or fireplace).

• Electricity for lights in common hallways and parking areas.

• Sewer.

• Storm Water.

• Care of maintenance of all turf, shrubbery, ornamental and mature trees.

• Exterior upkeep of buildings including roofs, gutters, and downspouts, masonry, doors and facades and porches.

• Interior upkeep of the buildings' common area hallways.

• Replacement of all components (once reached end of life).

• Access to laundry room and common washer/dryers.

• Access/use of one storage locker (if available) to be assigned by management.

• Trash removal and recycling.

• Maintenance of Central Plant (chillers, boilers, soft water system and hot water heaters).

• Maintenance, repairs, and supplies for seasonal swimming pool.

• Saunas, showers.

• Dog Park maintenance-waste removal and doggie bags.

• Pest Control.

• Snow Removal and salting.

• Master Plan Insurance ($50,000 deductible).

• Assigned parking spot and asphalt patching as needed. 

• Professional services for the daily operations of the community as a whole.

• Funding of reserve accounts to provide for future capital repairs and replacement.

• Licenses, permits, training (continuous education) as approved for association specific subject matter.

• Onsite Certified Pool Operator (seasonal).

• Reserves/Savings for future component replacement.

• Certified Association Manager-management team.

• Inspections of pool, pool area, and chemicals. 

• City and health department ordinances.


Note: Assessment fees cannot be adjusted for an individual opting to not use any of the above items
