- Realtors shall not display any signs on property or in windows. Open House signs are permitted on the open house date during open house hours only.
- Rental Restriction is in place for all units that were not grandfathered in 2016. Occupant must be the owner named on the deed. Additionally, no lodging or short-term rentals like 'air bnb' or similar businesses, as per our CCRs and governing documents.
- No architectural modifications without written approval from the Board of Directors.
- Prior to purchase, any condominium inspection report that mentions potential repairs that could impact or involve the Association or common areas, must be submitted to management prior to closing.
- Review the unique coil fan unit info on 'owner information' tab, as the coil fan unit is owner responsibility and you will want to ensure the buyer has an understanding of the HVAC system of the community, as well as understanding that the condo unit maintenance, upgrades, repairs and all appliances/components (including the fan coil HVAC unit and thermostat) are owner responsibility.
- Absolutely no washer dryers in the condo units, addressing all units that are out of compliance is a work in progress. Due to the infrastructure of our plumbing, electrical, and gas system, any individual condo unit washer/dryers will compromise our main infrastructure and put the community at risk for a variety of problems and increased association costs of water, electrical and gas. No requests for exceptions will be considered.
- No additional reserved parking or storage lockers are available for purchase, rent, lease or otherwise. Owners are assigned a maximum of one reserved parking spot per condo unit and most units are assigned one storage locker.
- If an owner wishes to complete radon testing and/or install a radon mitigation system for their individual unit, this is owner responsibility. Radon has been detected in varying levels within units in the community, and many owners have opted to install a radon mitigation system for their unit.
