Chiller Update (existing back up chiller)

Monday July 13th 8:00 am

The chiller continues to provide chilled air, and we are continuing to monitor on an ongoing basis.


Sunday July 12th 9:20 pm

Technicians remain onsite and all units should have chilled air coming through their system as of the time of this posting. We will continue to monitor.


 Sunday July 12th 7:20 pm

Today was a historical record-breaking temperature of 109 degrees for the Salt Lake area, which affected the chiller system by triggering a shut off around 4:00 pm. We have been actively working to reboot the system, and this work continues tonight with our specialized technicians as every possible option is exhausted. Any updates will continue to be posted here.


Update: Saturday July 11th 11:46 pm

With the excessive heat and record high temperatures for July that we are experiencing this weekend, the chiller system has triggered 2 brief, random shut offs this evening and we have been able to restore service. All units should have chilled air coming through their system as of the time of this posting. 


We will continue to monitor and work with our professional partners to restore any interruptions as soon as possible should they occur. 

Sunday July 12th is expected to reach temperatures of 107 degrees, and we may potentially experience triggered shut offs but are doing everything possible to minimize this possibility. 





Previous postings-

The existing back up chiller system is providing chilled air, and management will continue to monitor consistently throughout the season to address any inconsistencies and address them as they occur.

Particularly in mid-July the system may have interruptions during peak usage mid to late afternoon, when temperatures approach the 90s, the temperatures flowing through the individual units may not be at optimal cooling, as they system will be operating at full capacity during those hours of very high usage and this impacts the temperature flow.



The start-up of old chiller system is complete, and all units should have cool air flowing through their individual fan coil unit system. Management will continue to monitor throughout the season to address any inconsistencies. The most up to date information will be posted directly above.


Phase One is complete. This phase included repairs to the old chiller (one of the two old chillers) to utilize that system for the season.  This phase is complete and cool air is flowing through the community. We will be monitoring this on an ongoing basis to address any inconsistencies.

Note that Phase One involves the old chillers and is entirely separate from the NEW chiller system that will be replacing the old system chiller (1 of 2 old chillers) later this year for spring/summer use in 2027


Phase Two updates will be provided when information becomes available.

The approved chiller replacement project is moving forward and includes significant engineering, equipment procurement, system modifications, and installation work. The new system is expected to begin installation late 2026, extending into early next year for use spring/summer 2027.


At the present time, the primary focus is maintaining and operating the existing back up chiller system for one final cooling season while the replacement project progresses. As with any aging mechanical system, additional maintenance, repairs, and specialized technical support may be required to keep the current equipment operational until the new system is placed into service.


 We appreciate the community's patience and support as this important infrastructure project moves forward.

Below is additional information that provides answers to questions you may have regarding this important project. 


Question- Will we have A/C this summer?

Answer-Yes, the old back up chiller system is now on as of June 1st and providing chilled air for all units. Management will continue to monitor throughout the season on an ongoing basis to adjust the system as needed to address any inconsistencies.


Question- How can I maximize the cool air that is flowing into in my condo?

Answer- New windows, better window coverings, tighter exterior door, regular air filter changes and individual updated fan coil unit system all reduces the amount of heat entering the buildings and improve how efficiently cooled air is used inside each unit. 

Each small improvement can significantly reduce the total cooling demand on the main chiller system, resulting in greater consistencies of cool air flow which in turn, has a positive impact on the entire community within each individual condo unit. 


The new chiller system (totally separate from the old chiller system currently being utilized) will be complete and ready for use spring 2027.

The information below was emailed to owners to provide the details of the Chiller project.

Dear Owners, 


We want to provide additional clarification regarding the chiller replacement project and the current air conditioning situation within the community.


The chiller replacement project is not a simple “machine swap” as some may believe. This is a large-scale mechanical infrastructure project involving major engineering, manufacturing, system integration, and long-term replacement of aging central plant equipment. The overall project is expected to continue through the remainder of this year and into March of next year.


The emergency assessment was due on April 30, 2026. Once the assessment funding was received, the Association was able to formally proceed with contracts, engineering work, deposits, equipment procurement, and manufacturing timelines required for the project.


At this time, the project is well underway. Engineering and design work has begun, parts and components have been ordered, and materials are already being delivered to the manufacturer for fabrication and preparation.


The current challenge is not the new chillers themselves. The primary issue is operating and maintaining the existing aging system through the current cooling season while the replacement project progresses.


The existing chillers are older proprietary systems with obsolete components that are no longer manufactured. In many cases, replacement parts must be specially sourced, adapted, or rebuilt in order to keep the equipment operational. Additionally, there is only one authorized company in Utah certified to work on this specific equipment and proprietary control system.


The Association and its mechanical partners are actively working through startup procedures, system evaluations, replacement of critical aging components, operational testing, and stabilization efforts to keep the current system functioning as reliably as possible during this transition period.


We understand the frustration surrounding air conditioning interruptions and delays. However, this project involves complex central mechanical infrastructure that requires careful coordination, specialized expertise, manufacturing timelines, and phased implementation to properly protect the long-term interests of the Association.


We appreciate the community’s patience and understanding as this critical infrastructure project moves forward.
