New Owners-Please start here

As a new owner and a member of the Association, you will need to follow the steps below to begin the process of being added to the association portal as a new owner.

Contact

Upon move-in, you must contact the office manager@aixlacondo.com to provide management with the following information:

  • Name of owner(s) on deed
  • Provide the copy of the deed showing owner name(s).  This is required
  • Condo unit number
  • Phone number and email address
  • Condominium insurance information ($50,000 required coverage)


After management receives the above required information and documentation, you will be emailed a portal access link to make payments and communicate with management via the portal. 

Some Important Reminders

  • You are responsible for all maintenance and repairs to your unit.  Note that this includes the HVAC heating and cooling system and thermostat. Please connect with Rocky Mountain Power for the electric service to the condo unit.


  • Rental Restriction is in place for all units that were not grandfathered in 2016.  Occupant must be the owner named on the deed.


  • Washer and dryers are not allowed in units due to infrastructure capability.


  • 1 reserved parking spot may be assigned.


  • Not all condos have a storage locker assigned to them. Storage lockers may be reassigned for use as needed.


  • Building bulletin boards contain important information, please review regularly for any new/updated postings. This is for quick reference only and is a supplement to the website. Any unauthorized posting is subject to fine. Check the website and the website newsletter often, as it is updated regularly with information you need to know.


  • All communications must go through community portal.


These are only key considerations of the most common questions from new owners/potential buyers and is not all inclusive.

Potential Buyers-Important Considerations

Since no two condominium associations are alike, please review the website in its entirety, and then contact management with any questions (manager@aixlacondo.com), this will help ensure you are aware of how the Association operates, prior to purchase. 

  1. Costs = Be aware of your fees and potential yearly increases (minimum 5 percent annual increase average).
  2. Benefits = What are the benefits of living in an association and are the fees worth it to you? 
  3. Rules = The website contains important information regarding daily living such as parking, towing, pets, guests etc. and ensure that you are also mindful of the governing documents. 
  4. Budget/limited funds-Take the time to walk the community grounds and amenities, understanding that as a community built in 1964, there will be a continuous queue of projects for maintenance and upgrades, while working within the approved budget and limited funds.

Realtors- ensure that you are communicating the important information for Aix La Chapelle to your potential buyer. If you have any questions regarding the website or association information, please reach out to manager@aixlacondo.com with your specific questions.

  • Realtors shall not display any signs on property or in windows.  Open House signs are permitted on the open house date during open house hours only.
  • Rental Restriction is in place for all units that were not grandfathered in 2016.  Occupant must be the owner named on the deed.  Additionally, no lodging or short-term rentals like 'air bnb' or similar businesses, as per our CCRs and governing documents.  
  • No architectural modifications without written approval from the Board of Directors.
  • Prior to purchase, any condominium inspection report that mentions potential repairs that could impact or involve the Association or common areas, must be submitted to management prior to closing. 
  • The coil fan unit (HVAC) is owner responsibility and you will want to ensure the buyer has an understanding of the HVAC system of the community, as well as understanding that the condo unit maintenance, upgrades, repairs and all appliances/components (including the fan coil HVAC unit and thermostat) are owner responsibility.  
  • Absolutely no washer dryers in the condo units, addressing all units that are out of compliance is a work in progress.  Due to the infrastructure of our plumbing, electrical, and gas system, any individual condo unit washer/dryers will compromise our main infrastructure and put the community at risk for a variety of problems and increased association costs of water, electrical and gas. No requests for exceptions will be considered.
  • No additional reserved parking or storage lockers are available for purchase, rent, lease or otherwise. Owners may be assigned a maximum of one reserved parking spot per condo unit (if available) and most units are assigned one storage locker (if available). 
  • If an owner wishes to complete radon testing and/or install a radon mitigation system for their individual unit, this is owner responsibility. Radon has been detected in varying levels within units in the community, and many owners have opted to install a radon mitigation system for their unit.
